How we work

Effective, collaborative design development is at the core of every project’s success. From the initial concept, we work with you to optimize modularization within your design requirements. We can bring our team of design consultants to the table, or we can work with your existing team. Either way, our design team is available at every step, until the drawings are ready for permit application. Once approved, fabrication begins while your site development is underway.

Your building is fabricated in our 300,000-square-foot manufacturing plant in Hamilton, Ontario. We provide final project scheduling based on your critical milestone dates, which can include long-lead item approvals and building permit approvals. Because critical decisions are made in advance, once fabrication begins, the building rolls smoothly and efficiently through our plant, where it’s made ready for transport to the site.

Once completed, the building is prepared for transportation, protected and secured to each transport carrier for its journey. Logistics planning is critical. We ensure the module design suits the rigors of moving as well as the transportation regulations of not only your final destination but also of each jurisdiction that it travels through. We also confirm that access is available to your specific site, including a staging area for the modules ahead of craning, if required.

Once at the project site, we inspect the modules for damage. They are then offloaded on the foundation or to a staging area (staging areas allow multiple units to be crane set consecutively without any costly interruption due to unanticipated transportation delays). Once modules are set in place and structurally connected, all internal and external systems, wall, floor, and roof assemblies are connected and finished, often at the same time as landscaping and paving. After commissioning, and final walkthroughs and inspections, your building is ready to go!
